Diploma thesis deals with the valuation of the company Iveco a.s., for the management needs. The estimated value refers to December 2016. The basis for the valuation is strategic and financial analysis. The results will be taken into account for establishment of the financial plan, which will be used in the valuation process. Emphasis is placed on yield methods using free cash flow to the firm(FCFF) and economic value added EVA. Both methods are compared with book value of the company. Diplomová práce se zabývá oceněním společnosti Iveco Czech Republic, a.s., pro potřeby managementu. Ocenění je provedeno ke dni 31.12.2016. Základem pro ocenění je vypracování srategické a finanční analýzy. Zjištění z analýz budou zohledněny při sestavení finančního plánu, z něhož bude vycházet samotné ocenění. Důraz je kladen na ocenění prostřednictvím diskontovaného cashflow pro vlastníky a věřitele FCFF a ocenění podle hodnoty ukazatele EVA. Výnosové metody jsou porovnány s účetní hodnotou podniku.

Vplyv vzdialenosti od centra na cenu prenajímaných bytov

The thesis examines the influence of a distance of a real estate from the city centre, on renting price of apartments in cities Prague and Brno. In addition, the thesis also assesses influence of other characteristics on renting price of apartments in the given area. The study is based on rental offer of apartments published on a website sreality.cz in February 2017. The data set contains information regarding 73 apartments in Brno and 347 apartments in Prague. On the basis of the regression analysis, the negative influence of distance of a real estate from the city centre on renting price has been demonstrated in both cities. In both cases, the significant influence of building characteristic on the rental price of apartments was found. In Prague, the energy performance of buildings has the strongest influence on the rental price, while in Brno, the condition of the building influences the rental price the most. Bakalářská práce zkoumá vliv vzdálenosti nemovitosti od centra města na nájemní cenu bytů v Praze a Brně. Práce též posuzuje vliv ostatních charakteristik na nájemní cenu bytů v daných oblastech. Studie je založena na nabídkách bytů na pronájem uveřejněných v únoru 2017 na internetovém portálu sreality.cz. Datový soubor obsahuje informace o 73 bytech v Brně a 347 bytech v Praze. Pomocí regresní analýzy byl v obou městech prokázán negativní vliv vzdálenosti nemovitosti od centra města na nájemní cenu. V obou městech byl zjištěn výrazný vliv charakteristik nemovitosti na nájemní cenu bytů. V Praze nájemní cenu nejvíc ovlivňovalo hodnocení energetické náročnosti budovy, zatím co v Brně, cena nájmu byla ovlivněná především stavem budovy.

Komparácia menovo ekonomického vývoja Venezuely a Chile

The aim od this thesis is to review an impact of political system on economic and monetary development of the country. I decided to choose Venezuela and Chile as model countries. The reason is their similar development in second half of twentieth century, while political systems in both countries were pushed into extreme. Thanks to that we can better see impact of far-right and liberalization and far-left and absolute control on economy. In my thesis I am describing the period since sixties to present in Chile and since nineties to present in Venezuela. The thesis is devided into three chapters. In first chapter I am describing social development of both countries since the begining of their independence with light description of economic situation. In second chapter I am describing economic and monetary development of Chile in followed period. The chapter is chronologically developed into subheads according to political systems in that period. In the last chapter I am describing Venezuela since the time, when the similarity with chilean scenario begins. Subheads are devided according to breaking points of socialistic establishment. In the end I recapitulate development of Chile and comapre it with development of Venezuela. I am describing the similarities and differences. Cílem této bakalářske práce je zhodnotit vliv politického systému a rozhodnutí vlády na ekonomický a měnový vývoj v zemi. Jako modelové země jsem si vybral Venezuelu a Chile. Důvodem byl jejich podobný vývoj v druhé polovině dvacátého století, přčemž politické systémy v obou zemích byly vyhnány do extrémů. Díky tomu sa dá snadněji sledovat vliv jako extrémní pravice a liberalizace, tak extrémní levice a úplné kontroly na ekonomiku. V práci se věnuji období od šedesátých let až po současnost v Chile a od devadesátých let po současnost ve Venezuele. Práce je rozdělena do tří kapitol. V první se věnuji sociálne společenskému vývoji v sledovaných zemích od počátku jejich nezávislosti s lehkým úvodem do ekonomické situace. Ve druhé kapitole už popisuji ekonomicko-měnový vývoj Chile ve sledovaném období. Kapitola je chronologicky rozdělena podle politckých systémů v čase. V poslední třetí kapitole se věnuji Venezuele od doby, kdy začala kopírovat chilský scénář. Podkapitoly jsou řazeny na základě zlomových okamžiků socialistického zřízení. V závěru zhodnotím ve zkratce vývoj Chile a porovnávám ho s vývojem ve Venezuele. Popisuji, v čem byl podobný a kde nastaly rozdíly.

The main point of the bachelor thesis is to evaluate neuromarketing and its practical applicability from different perspectives. The thesis includes the definition of neuromarketing and also its definition from the closely related sections viewpoints. The history and important milestones of neuromarketing are also briefly described. Furthermore, the thesis deals with theoretical areas that influence customer decision making, which is an important part of researches. In the next part, the work presents methods, used by neuromarketing and then it describes its potential benefits. From a practical point of view, the thesis looks at the most interesting examples of neuromarketing studies and explores the trends. Finally the thesis also describes the basic ethical issues that this scientific department brings and ultimately deals with the overall assessment of neuromarketing. Cílem této práce je zhodnocení neuromarketingu a jeho praktické využitelnosti z různých pohledů. V práci je zahrnuta definice neuromarketingu a jeho vymezení z pohledu příbuzných odvětví, které s ním úzce souvisí. V krátkosti je popsána historie neuromarketingu a důležité milníky v jeho vývoji. Dále se práce zabývá teoretickými oblastmi, které ovlivňují rozhodovací proces zákazníka a jsou důležitou součástí výzkumů. V další části práce představuje metody, které neuromarketing využívá a následně popisuje jeho potenciální přínosy. Z praktického hlediska se zabývá příklady použití neuromarketingu ve firmách a rozebírá trendy, kterými se ubírá. Práce také popisuje základní etické problémy, které s sebou tento vědecký obor přináší a na závěr se věnuje celkovému zhodnocení neuromarketingu.

The purpose of this thesis is the analysis of the performance management system used in the company Grafton Recruitment, s.r.o. with the identification of possible shortcomings, and proposing improvements based on theoretical knowledge. Theoretical part is focused on the information published in the accredited literature on personnel management as well as articles on the current practise of international companies. The practical part is devoted to the analysis of the performance management system in Grafton Recruitment, s.r.o. using the internal documents of the company, interviews with human resources department and the staff survey. On the basis of the findings, measures are proposed to improve the form, content, motivation effect and evaluation criteria. Cílem této práce je analýza systému hodnocení zaměstnanců ve společnosti Grafton Recruitment, s.r.o., identifikace případných nedostatků a na základě porovnání s teoretickými poznatky, navržení zlepšení a nápravných opatření. Teoretická část je složena z informací publikovaných v uznávané literatuře z oblasti personálního řízení, jakož i článků o současné praxi mezinárodních společností. Praktická část se věnuje analýze systému hodnocení ve společnosti Grafton Recruitment, s.r.o., přičemž jako hlavní podklad jsou využity interní dokumenty společnosti, rozhovory s personálním oddělením a průzkum mezi zaměstnanci. Na základě zjištěných poznatků jsou v závěru práce navržena opatření pro zlepšení formy, obsahu, motivačního efektu a kritérií hodnocení.

This bachelor thesis deals with the analysis of the data from the questionnaire survey of the graduates of the master degree at the University of Economics in Prague. The data was obtained from the Reflex 2010 research project under the auspices of the Education Policy Center of Charles University in Prague. The aim of the thesis is to compare the performance of graduates according to various indicators. The work is divided into two parts. The first deals with the theoretical definition and description of tests comparing the mean value and the relative frequency of the investigated features used in the analysis. The second part analyzes and compares the application of graduates broken down by faculty, gender and place of employment. The aim of the thesis is also to evaluate the impact of the use of invalid hypothesis tests. Bakalářská práce se zabývá analýzou dat z dotazníkového šetření absolventů magisterského stupně studia na Vysoké školy ekonomické v Praze. Data byly získány z dotazníku výzkumného projektu Reflex 2010 pod záštitou Střediska vzdělávací politiky, Univerzity Karlovy v Praze. Cílem práce je komparace uplatnění absolventů podle různých ukazatelů. Práce je členěna do dvou částí. První se zabývá teoretickým vymezením a deskripciou testů porovnávajících střední hodnotu a relativní četnost zkoumaných znaků, využitých při analýze. Druhá část analyzuje a porovnává uplatnění absolventů rozdělených podle fakult, pohlaví a místa uplatnění. Záměrem práce je i zhodnocení dopadu použití nevalidní testů hypotéz.

The main aim of the thesis is to describe the decision-making mechanism of companies regarding the capital structure over the business life cycle. The study analyses the use of main capital structure theories in practice. Moreover it links the financial theory with the concept of business life cycle. Secondly, the thesis includes detailed comparative analysis of various sources of business financing and their costs, quantification of the costs of capital and analysis of any calculation inaccuracy of this parameter in practice. Finally, the thesis defines the fundamental decision-making formulas about the capital structure in individual phases of life cycle while using the relevant data. The thesis is, on the grounds of research, focused on the trade-off theory and relating calculation of optimal capital structure. Cílem této práce je popsat mechanismus rozhodování podniků v otázce kapitálové struktury v rámci životního cyklu firmy. Práce analyzuje využití hlavních teorií kapitálové štuktúry v praxi a propojuje tuto oblast finanční teorie s konceptem životního cyklu firmy. Dále je součástí práce detailní komparace zdrojů financování podniku a jejich nákladovosti, kvantifikace nákladů kapitálu a analýza nepřesností výpočtu této veličiny v praxi. Ve spojení s relevantními daty jsou na tomto základě definovány fundamentální vzorce rozhodování podniků o kapitálové struktuře v jednolivých fázích vývoje. Práce na základě výzkumu klade důraz na trade-off teorii a s tím související výpočet optimální kapitálové struktury.

The residential market is in contrast to other markets and differs even from individual segments of the real estate market. This thesis provides an overview on residential market at both theoretical as well as practical level. The first part of the thesis defines and differentiates the residential market. The middle part focuses on two specific markets - Prague and Bratislava. In final chapters adopted knowledge is applied in the valuation calculations and valuation reports of specific projects owned by the internationally active developer based in Prague. Rezidenční trh se odlišuje od ostatních trhů a jednotlivých segmentů realitního trhu významnými specifiky. Práce poskytuje o rezidenčním trhu ucelený obraz, který je zpočátku v úrovni teoretické a v dalších kapitolách také praktické. První část práce rezidenční trh vymezuje, charakterizuje a odlišuje. Druhá část se zaměřuje na dva konkrétní trhy a to Prahu a v Bratislavu. V závěrečných kapitolách jsou aplikované poznatky na odhad hodnoty konkrétních projektů mezinárodně působící developerské společnosti.

This bachelor thesis analyses the level of the change of the economic situation and performance in the countries which were part of the Eastern block in the past after joining the European Union. The selected countries are Slovakia, Estonia, Slovenia, Bulgaria and Romania. The main objective of this thesis is to analyze, on the basis of selected economic indicators, the positive and negative consequences of the countries entry into the EU on the economic performance of the country, but also to analyze the development of the economy over the whole period under review. Another objective is to analyze the dependence between the selected economic indicators. The calculation itself is based on the calculations of the average growth rate, the average absolute increment and the correlation coefficient. Another method used in the analysis is the decomposition of the times series of the economic indicators to the trend and cyclic component using Hodrick Prescott filter and the evaluation of the coherence among chosen indicators. The benefit of this work is to compare the economic performance of the selected countries before and after joining EU and then to answer the question whether the entry into the EU would be beneficial for the other countries that have not been yet classified as EU member states. The analysis is based on the data available in the Eurostat database using the EViews and MS Excel software. Tato bakalářská práce se zabývá změnou ekonomické situace, ekonomické výkonnosti v zemích bývalého východního bloku po vstupu do Evropské unie. Analyzované země jsou Slovensko, Estonsko, Slovinsko spolu s Bulharskem a Rumunskem. Primárním cílem práce je na základě vybraných makroekonomických indikátorů analyzovat pozitivní či negativní následky vstupu zemí do EU na ekonomickou výkonnost země, ale i analyzovat vývoj ekonomiky za celé sledované období. Dalším cílem je analyzovat závislost mezi vybranými ekonomickými indikátory. Na samotnou analýzu jsou využity výpočty průměrného tempa růstu, průměrného absolutního přírůstku a korelačního koeficientu. Další metodou při analýze problematiky je dekompozice časových řad ekonomických indikátorů na trendovou a cyklickou složku pomocí Hodrickovo Prescottova filtru a zhodnocení koherence mezi vybranými indikátory. Přínosem práce je porovnat ekonomickou výkonnost země před a po vstupu do EU a následně zodpovědět otázku, zda by byl vstup do EU prospěšný pro země, které se zatím nezařadily mezi členské státy EU. Analýza je zpracována na základě dat dostupných v databázi Eurostatu za pomoci softwarů EViews a MS Excel.

Analýza determinantov spotreby cigariet v krajinách OECD

This bachelor thesis analyzes the impact of selected determinants on smoking behavior. Analysis of aggregate cigarette demand is based on data from 35 OECD countries and the analysis of rate of daily smokers is based on data from 28 OECD countries from year 2014. Based on this dataset, I estimated 2 basic and 2 extended econometric models, in which I used the following explanatory variables: price of cigarettes, public smoking bans, health warning labels, bans on tobacco advertising, education level, unemployment rate and GDP per capita. I stated two hypotheses: 1. price elasticity of demand for cigarettes will fall in the narrower range from -1 to 0, 2. at least one of three anti-tobacco regulations has significant and negative effect on smoking behavior. Hypothesis no. 1 has been confirmed in both models, however the hypothesis no. 2. has been not confirmed. Beside of cigarette price, two exogenous variables in the constructed models showed their significance. In the model with number of cigarettes as endogenous variable, GDP per capita had significant and positive effect on explained variable. In the model with rate of daily smokers as endogenous variable, tertiary women education rate had significant and negative effect on explained variable. Práce analyzuje vliv vybraných determinantů na spotřebitelské chování kuřáků. Analýza velikosti poptávky po cigaretách používá data z 35 zemí a analýza míry pravidelných kuřáků používá data z 28 zemí OECD pro rok 2014. Na základě těchto dat byly odhadnuty 2 základní a 2 rozšířené ekonometrické modely, ve kterých jsou použity následující vysvětlující proměnné: cena cigaret, regulace kouření na veřejnosti, informovanost o zdravotních rizicích tabáku, regulace reklamy tabákových výrobků, úroveň vzdělání obyvatelstva, míra nezaměstnanosti a HDP na obyvatele. Na základě teoretických předpokladů byly stanoveny dvě hypotézy: 1. cenová elasticita poptávky po cigaretách spadá do intervalu -1 až 0 a 2. alespoň jedna, ze tří v modelech zastoupených protikuřáckých regulací, má signifikantní a negativní vliv na spotřebitelské chování kuřáků. Hypotéza č. 1 se v modelech potvrdila, avšak hypotézu č. 2 se potvrdit nepodařilo. Kromě ceny cigaret, se v sestrojených modelech ukázaly statisticky významné dvě proměnné. V modelu s počtem cigaret na osobu, jako závislou proměnnou, to byl hrubý domácí produkt na hlavu, který je s endogenní proměnnou pozitivně korelovaný, a v modelu s mírou pravidelných kuřáků, jako závislou proměnnou, to byla míra terciálního vzdělání žen, která je s endogenní proměnnou korelována negativně.
